HOW WE WORK:
We purchase properties from many sources. We have purchased properties from Realtors and from private individuals through responses to our mailing. We are gratified at the overwhelming response we have gotten to our mailings.

When we send out mailings offering to purchase vacant property from owners, we follow certain procedures.  First, due to the quantity of lots we are purchasing, we are not able to respond to all counter-offers from individuals seeking more than the price we have offered. Of course, should your individual lot have certain features which make it more valuable, such as being on a golf course or water, and you bring it to our atention, we will be able to look at the counter-offer more closely. When we receive a contract back from our mailing, we first must determine if the lot is buildable, as we have learned that many lots may have such a steep grade that they are impractical or impossible to build on. After our research is completed, we process the file and within a week to ten days we will send back a fully executed contract signed by us for the seller’s files.

To clarify some our procedures, when we offer to pay all of the closing costs, we mean just that. We will pay ALL normal closing costs. There are a very few exceptions. If you have a mortgage against your property – that is money you may have borrowed against it, or to finance your purchase, that payment would be your responsibility. Also, any part due property taxes or P.O.A. dues would also be your responsibility. Finally, if the property was in the name of someone who passed away and was left to you, any cost which the title company may determine may be necessary to clear title to the property would, of course, be your expense.
