• With regard to the title company, please be advised that we will use local area title companies, licensed by that State to issue title insurance and conduct closings. This is both for your protection and ours. You see, we will only buy properties on which we can purchase title insurance and do regular closings.

• The Contract will be governed by the laws of that particular State.

• The deposit noted on the contract is a Earnest Money Deposit, placed by US, the Buyers,  with our attorneys office as proof of our intentions to go through with the contract once it is finalized by both parties. We will NEVER ask you to put up any money to sell us your property.

• Not every contract is accepted by the Buyer. Before we can accept a contract, we do check to make sure the lot is buildable. You will hear back from us, usually in a week or ten days, notifying you of our intention to accept your contract. Under the terms of the Contract, if you do not receive written confirmation of our acceptance of the contract within fifteen days of the date you signed, then you can assume that we are unable to purchase your lot and you are automatically released from any responsibility under the contract.
